Terms and Conditions
Welcome to Emerald Sands. All our apartments are individually owned and whilst all have ocean views and are air-conditioned, appearance, inclusions and furnishings do vary.
This is a self-catering, apartment style resort. To welcome you, an initial supply of tea, coffee, milk, sugar, dishwashing liquid, laundry powder, toilet paper and soap are supplied upon check in. These are not replenished during the stay but additional supplies can be purchased at reception.
For those selecting longer bookings, apartments are serviced once a week during stays of 8 nights or more.
We are pleased to offer our guests complimentary secure car parking, one park per apartment.
Wireless internet access is free and unlimited.
There is a strict NO PARTY policy to ensure all our residents and guests enjoy their stay with us. We also are not equipped to accept Schoolies bookings. Please see below for our policies on both.
Reservations and check in will not be accepted should all guests be under the age of 18 years.
When booking your holiday, we highly recommend the purchase of Travel Insurance.
ALL of our units offer beautiful beach and ocean views, regardless of the level.
Standard 1 Bedroom
Our standard 1-bedroom units have either a Queen or King sized bed. Some also have a pull-out sofa (subject to room availability) or a rollaway bed can be requested at the time of booking. Room rates are based on a maximum of 3 people (including any children) occupying the room.
Deluxe 1 Bedroom
Deluxe 1-bedroom units are refurbished and offer additional features such as a TV in the bedroom, a Nespresso coffee maker, luxury bathroom amenities and a late check out to11am. Whilst ideally suited for couples, a maximum of 3 people (including children) can occupy the room.
2 Bedroom Apartment
Our 2-bedroom apartments have a Queen sized bed in one room and twin beds in the other. Room rates are based on a maximum occupancy of 4 people, including children.
Rollaway bed and linen: $45.00 for bookings up to 7 days, additional linen charges will apply weekly thereafter*
Linen only (for pull out sofa): $22.50 for bookings up to 7 days, additional linen charges will apply weekly thereafter*
Cot hire: $45.00 for bookings up to 7 days, additional linen charges will apply weekly thereafter*
*Please request the above additional bedding or linen items at the time of booking so we can ensure your room is ready when checking in.
DEPOSITS (excluding peak periods)
A deposit of 20% is requested at the time of booking. Please note that bookings made for Peak Periods are subject to special criteria, see below.
Check in is from 2pm. Check out is by 10am for standard and 2 bedroom units, Deluxe units check out is 11am.
Late check outs are by prior arrangement only or a $50.00 fee will be applied.
The balance of your accommodation must be paid upon check-in, preferably via Visa or Mastercard. Please note we do not accept AMEX.
Reception hours are generally Monday to Friday, 9am to 4.30pm, Saturday 9am to 12pm and Sunday closed. Please let us know if you’re arriving outside of these hours and we will advise you of our access procedures.
A security bond of $300.00 will be requested at check in. The bond will be processed as a pre-authorisation on your credit card. This will need to be the same credit card as provided for the deposit. Identification e.g. passport or drivers license in the same name will also be required. Cash bonds are not accepted.
Bonds are refunded subject to the room being left in a tidy and undamaged state.
CANCELLATIONS (excluding peak periods)
Cancellation is free up till 14 days prior to the booked arrival date.
Cancellation within 14 days before the arrival date will forfeit the deposit. If you choose to reschedule your travel to a later date within the cancellation period, any deposits paid will become non-refundable should you wish to cancel the travel in the future.
If you are unable to travel due to a Covid Lockdown, we will provide a full refund up to the day of travel IF the following conditions are met:
- Our post code (4217) is locked down and you are prevented from travelling to our location
- Your post code is locked down and you are prevented from leaving for travel (copy of ID in the name of the booking verifying the post code e.g. drivers' license, will be required)
- Your travel was booked for the dates of the lockdown in either post code
- You cancel the travel within 24hrs of the lockdown affecting your travel dates being announced
If you are wishing to cancel travel due to Covid concerns but neither your area or ours are locked down, we will offer you the opportunity to reschedule your travel dates at no additional cost, otherwise our normal cancellation policy will be applied. Travel rescheduled under these conditions is non-refundable.
DEPOSITS AND CANCELLATIONS FOR PEAK PERIODS
A 50% deposit of the total stay value will be requested at the time of booking for peak period dates. Full payment to secure the booking will be debited to your nominated credit card 30 days prior to the booked arrival date.
Cancellation is free up to 30 days before arrival.
If the booking is cancelled 15 – 30 days before arrival, the full deposit will be forfeited.
If cancelled up to 14 days prior to arrival, the total amount of the stay will be forfeited.
N.B we will try to on sell the room and if we are able to, then we will provide a refund less a $50.00 administration fee. Please note though that we cannot guarantee our ability to on sell the room for all or even part of the booking. If we are only able to on sell part of the booking, then the refund will be based only on what has been on sold.

NO PARTIES POLICY
We are a boutique apartment building and our guests appreciate the opportunity to relax. As such we are not a party venue and cannot be booked for parties.
Management reserves the right to refuse bookings which they assess as likely to lead to a breach of the no party policy.
If you make a booking and on arrival, we find you are a party group you may be turned away and you will be liable for the full amount of your booking.
If you have a party during your stay which interferes with the comfort and safety of other people on the premises, security will remove you from the building. No refunds will be made for the remainder of the booking and you may also lose your bond.
Emerald Sands does not accept schoolies bookings. The property does not have the policies, procedures or resources to accommodate the unique needs of schoolies participants.
For the safety and comfort of our guests, we reserve the right to reject bookings from school leavers. If you still choose to book your accommodation and it turns out that you are a school leaver, your booking will be cancelled, and no refund will be given.
